Renting properties in attractive locations usually yields higher returns compared to properties in regular areas. The reason is that tourists are willing to pay higher prices for accommodation in attractive areas, especially if the property offers a stunning view or easy access to tourist attractions. Gruzman shares some of the projects Excelion has been involved in recent years: “In the resort area of Bansko, Bulgaria, we housed 106 spacious apartments offering both indoor and outdoor pools. The property, which received a high rating of nearly 9 on Booking, underwent significant upgrades. In March 2023, we purchased the building in a dilapidated state and invested in its renovation. In early 2024, we took over the management of the property and turned it into a four-star luxury apartment hotel. The property management company for us is Smart Rental. So far, we have sold many units and continue to market the property successfully.

Another project on the beachfront of Lloret de Mar in Spain involved purchasing an apartment hotel in June 2023. After extensive renovations, a festive launch event was held in July 2024, and the apartments are now being marketed. In the ski resort of Pamporovo, Bulgaria, we purchased a property two years ago, and after aggressive renovations completed in December 2023, we received approval for the completion of works from the management and supervising company. The apartments were handed over to the management company for full operation.

We are also active in Andorra. Less than a decade ago, we purchased a 4,000 square meter office building in the city center of Andorra. After obtaining permits and converting the property into a luxury complex with 11 apartments and 17 offices with underground parking, we sold seven apartments, rented out all the offices, and rented out three penthouses.

Currently, we are also active in two buildings in the Leukerbad ski resort in Switzerland. One has been converted into 47 apartments, and the other has received approval to convert into 19 hotel rooms. The renovations are finishing up in time for a launch event in September, and here too, we are utilizing the services of Smart Rental, as well as in the Wald ski resort in Austria. There, we purchased a hotel in January 2023, which is currently undergoing renovations and will be ready for management in about two months.”
